The one to know is Parchment Square, on the Model Farm Road with a private walkway straight into campus. Its 2026/27 rates are published and span a wide range — from about €4,600 a year for a shared room with shared bathroom up to €8,700 for a deluxe en-suite, each total including a €900 service charge and a €300 refundable deposit. Bookings opened on 5 March 2026 and first-years are handled by lottery given the demand, so this is one to diarise rather than drift into.
Nearby, Yugo Melbourn Point (Rossa Avenue, "seconds away" from campus) runs roughly €291–€378 a week with all bills included — though several room types are already sold out for 2026/27, which tells you how fast this market moves. Yugo's city-centre Lee Point and Fresh's Curraheen Point are also in play (Curraheen even bundles contents insurance), both a short bus from Bishopstown. The lesson across all of them: book between January and April, or the best rooms are gone before you hold your CAO offer.
