- On-campus: create a profile on the university's accommodation portal (some let CAO applicants pre-register before offers), apply within the spring/summer window, receive a lottery offer, pay the booking deposit by the deadline, and sign the licence (~38–41 weeks).
- PBSA: book directly with the operator (Yugo, aparto, etc.) or via university listings — reserve early as the best blocks sell out before CAO offers; 41- and 51-week options are common.
- Digs: use your university's StudentPad portal, contact the homeowner yourself, view in person, and agree terms (often Monday–Friday, bills included) — remembering digs is a licence, not a tenancy.
- Private rental: search StudentPad and the open market, view in person, confirm RTB registration, sign a lease, and pay no more than one month's deposit plus one month in advance.

Viewing checklist
View in person before signing or paying. Check for damp/mould (walls, ceilings, window condensation, musty smell); confirm each room has fixed, tenant-controlled heating and ask the fuel type; test taps, hob, oven and lights; and confirm required facilities are present (cooker, fridge-freezer, washing machine, smoke and CO alarms). A BER must be displayed in the advert — use it to gauge heating costs. Ask exactly what's included (electricity, gas, broadband, bins) in writing, check the tenancy is RTB-registered, confirm the deposit is within the legal cap, ensure any letting agent holds a PSRA licence, and get a written lease, signed inventory and receipt.

Move-in checklist
Protect your deposit on day one: photograph or video every room before you unpack, capturing any existing damage, and email the photos to yourself so they're date-stamped. Get the landlord's written inventory and note anything already broken in writing. Take meter readings if you pay the bills, and set up a licensed electricity supplier (you'll need the property's MPRN, ID and an Irish IBAN). The landlord's insurance doesn't cover your belongings — consider tenant contents insurance. Pack bedding, towels, kitchenware, an extension lead, a clothes airer, warm layers and copies of your ID and lease.

No student is out of options. Commuting from home while keeping your CAO place is a common, valid fallback — cost out the journey before assuming you must move. Stay on waiting lists, because rooms free up as CAO offers settle, and contact both the college Accommodation Officer and the SU Welfare Officer. Digs/lodgings are often the cheapest and gentlest first-year option, and the Student Assistance Fund can help if money is the obstacle.
