3. Partner / private purpose-built accommodation
TUS lists University Living (a third-party accommodation facilitator) among its recommended providers: https://tus.ie/global/student-experience/accommodation/

Tussu listings snapshot (Students' Union portal, https://tussu.ie/accommodation/, observed 1 October 2026; aggregate only)
- Listing counts on the portal landing page (all campuses, 465 in total): Athlone 204, Moylish 85, Thurles 47, Clonmel 36, Ennis 13, Clare Street 9. The portal's campus-filter results pages state lower counts (Athlone 81, Moylish 16, Thurles 14, Clonmel 11, Ennis 3, Clare Street 3), so the numbers are not consistent and listings can be tagged to more than one campus.
- Arrangement types the portal offers: 1 bed apartment; digs 5 days; digs/bed and breakfast 7 days; room in owner-occupied house 5 days or 7 days; shared private student house; short-term apartments; short-term lets; other.
- Clonmel filter (11 cards): rooms in owner-occupied houses (5-day and 7-day) and 5-day digs. Weekly rent observed EUR 125 to EUR 150; monthly EUR 500 to EUR 650; deposits EUR 125 to EUR 500.
- Listing policy (stated on the portal): TUS Students' Union accepts no responsibility for false, misleading or inaccurate information in listings and may remove a listing pending investigation if fraud or misleading information is reported to it.
- SU contacts shown on the portal: Midlands (090) 646 8067; Midwest (061) 293135. Opening hours shown: Monday to Thursday 9am-5pm (closed 1-2pm), Friday 9am-3pm (closed 12-1pm).
- Scam caution: listings are landlord-submitted and not vetted by TUS. Treat an unusual address, a request to pay before viewing, or a price far below the range above as a warning sign; never pay a deposit without seeing the property.

How to ask the college
- How long is the contract, and what are the exact move-in and move-out dates?
- What's included in the rent (electricity, heating, Wi-Fi, bins, insurance)?
- How much is the deposit, and when and how is it refunded?
- What are the cancellation terms if you don't get your CAO offer or change course?
- Are there rules for first years (priority, distance rules, age limits, lotteries)?
If you don't get a room
- Ask the accommodation office about waiting lists and late availability.
- Use the college's own listing service or students' union listings shown on this page.
- Consider digs (a room in a family home): see the digs and rent-a-room guide.
- Work out whether commuting is realistic using the transport details on this page.
- Start looking in spring. Don't wait for CAO offers in August.
Scam warning
Report any listing with an overseas address, a request to pay before a viewing, or no RTB registration. Read the tenancy rights and scams guide.
